A. Project Planning & Management
- Prepare project execution plans and schedules.
- Develop project milestones and daily/weekly/monthly work plans.
- Allocate manpower according to project requirements.
- Monitor project progress against approved schedules.
- Identify delays and take corrective action.
- Manage multiple projects when required.
- Ensure projects are completed within agreed deadlines.
B. Interior Site Execution
- Supervise overall interior fit-out and construction activities.
- Ensure work is executed according to approved architectural/interior drawings.
- Monitor civil, electrical, plumbing, HVAC, ceiling, flooring, wall finishing, carpentry, furniture, glass, paint and other interior works.
- Conduct regular site inspections.
- Identify execution problems and provide practical solutions.
- Ensure proper sequence of construction activities.
- Coordinate snagging, rectification and final handover.
C. Drawing & Design Coordination
- Review architectural and interior drawings before execution.
- Coordinate with the Design/Architect team regarding design changes.
- Ensure site teams are working with the latest approved drawings.
- Identify discrepancies between drawings and actual site conditions.
- Coordinate shop drawings and construction details where required.
- Maintain proper drawing/document revision control.
D. Client Management
- Maintain regular communication with clients.
- Conduct project progress meetings.
- Present project progress, issues and upcoming activities.
- Obtain necessary client approvals.
- Handle client complaints and execution-related concerns professionally.
- Maintain strong client relationships throughout the project lifecycle.
E. Contractor & Vendor Management
- Manage contractors, subcontractors, suppliers and site workers.
- Monitor contractor performance.
- Ensure manpower availability at site.
- Coordinate material deliveries.
- Verify workmanship and installation quality.
- Follow up on pending works and commitments.
- Resolve contractor/vendor-related issues.
F. Procurement & Material Coordination
- Coordinate with the Procurement Department regarding project materials.
- Prepare material requirement schedules.
- Ensure materials arrive according to the project schedule.
- Check materials against approved specifications.
- Coordinate material samples and approvals.
- Minimize material wastage and unnecessary costs.
G. BOQ, Cost & Variation Control
- Review project BOQ and specifications.
- Monitor project costs against approved budgets.
- Identify additional work and variations.
- Prepare/coordinate variation statements.
- Control material wastage and unnecessary expenditure.
- Coordinate with Finance, Procurement and Management for project financial matters.
Knowledge of BOQ, estimation, material planning and cost control is particularly relevant to interior project management roles in Bangladesh.
H. Quality Control
- Maintain Idealist's required quality standards.
- Inspect workmanship and finishing quality.
- Ensure proper material application.
- Conduct regular quality checks.
- Prepare snag lists.
- Ensure all defects are rectified before handover.
I. Safety & Compliance
- Ensure site workers follow safety requirements.
- Monitor PPE and safe working practices.
- Report unsafe conditions immediately.
- Coordinate with relevant personnel regarding site safety.
J. Reporting & Documentation
Prepare and maintain:
- Daily Site Report
- Weekly Project Progress Report
- Monthly Project Report
- Project Schedule
- Material Requirement List
- Site Instruction
- Meeting Minutes
- Variation Statement
- Snag List
