Legal And Land Executive

Job Context

Better Engineering Ltd (bel) is looking for a proactive and capable Legal & Land Executive to support its land acquisition and Joint Venture (JV) development activities, along with related legal and regulatory matters. 

The role will involve identifying and developing potential land opportunities, communicating with landowners, assisting in JV negotiations, reviewing land documents and coordinating legal and regulatory processes from initial assessment through transaction completion.

This is an excellent opportunity for a young legal professional who wants to build practical experience at the intersection of land acquisition, real-estate development and legal affairs.

Job Responsibilities

Land Acquisition & JV Development

• Identify and source potential land opportunities suitable for bel`s JV development projects.

• Conduct initial assessment of land, location, ownership and development potential.

• Establish communication and maintain professional relationships with landowners and their representatives.

• Visit potential sites and collect relevant land and ownership information.

• Coordinate preliminary discussions with landowners regarding JV/development proposals and commercial terms.

• Assist in negotiation and structuring of JV arrangements in coordination with management.

• Coordinate with the Land/JV Development team, surveyors, consultants and other relevant parties throughout the transaction process.

• Maintain a pipeline and proper records of potential land opportunities.

Legal & Land Due Diligence

• Review land-related documents including deeds, khatians, mutation records, land tax receipts, Power of Attorney, inheritance and partition documents.

• Conduct preliminary legal due diligence and identify ownership, documentation or other potential legal issues.

• Verify consistency between land records and available ownership documents.

• Prepare concise findings and highlight potential risks to management before proceeding with a transaction.

• Coordinate with external lawyers/advocates for detailed legal opinions where required.

Agreements & Documentation

• Draft and review JV agreements, land purchase agreements, MoUs, proposals, undertakings and other related documents.

• Assist in converting agreed commercial terms into appropriate legal documentation.

• Maintain proper records of agreements, land documents and transaction-related correspondence.

Regulatory & Legal Matters

• Assist with regulatory matters involving RAJUK, land offices, registration offices and other relevant government authorities.

• Conduct basic legal research on land, property, contracts and regulatory matters.

• Assist in reviewing legal notices and civil/property-related matters.

• Coordinate with external lawyers/advocates on legal issues, notices and disputes.

• Track regulatory and legal matters and ensure timely follow-up.
