Project Planning & Execution
- Oversee the overall planning and execution of all construction projects.
- Review project schedules,
- Construction methodologies,
- Manpower requirements and resource plans.
- Ensure projects are completed within approved time,
- Cost and quality parameters.
- Monitor progress against approved work schedules and take corrective action where required.
- Coordinate with Project Engineers, Site Engineers, consultants, contractors and suppliers.
Technical Supervision
- Provide technical guidance and direction to all engineering teams.
- Review and approve technical proposals, construction methods, shop drawings and material specifications.
- Ensure construction is carried out according to approved architectural, structural and MEP drawings.
- Resolve technical issues arising during construction.
- Coordinate with architects, structural consultants and other professionals when required.
Quality Control & Assurance
- Establish and maintain construction quality standards.
- Ensure proper testing and inspection of construction materials and workmanship.
- Review concrete, reinforcement, masonry, plaster, waterproofing, finishing and MEP works.
- Ensure compliance with approved BOQ, drawings and specifications.
- Identify defects and ensure timely rectification.
Cost & Budget Control
- Monitor construction costs against approved project budgets.
- Review BOQ, estimates, variation works and additional work proposals.
- Coordinate with Procurement, Accounts and Management regarding project expenditures.
- Minimize material wastage and unnecessary construction costs.
- Review contractor bills and certify work quantities where applicable.
Contractor & Consultant Management
- Supervise and evaluate contractors, subcontractors and consultants.
- Review contractor performance, work progress and quality.
- Ensure contractors comply with contractual requirements.
- Recommend corrective measures or actions against underperforming contractors.
- Participate in contractor selection, negotiation and technical evaluation when required.
Procurement & Material Management
- Coordinate with Procurement and Store departments regarding project materials.
- Review technical specifications of construction materials before procurement.
- Ensure materials comply with approved specifications and quality standards.
- Monitor material consumption, wastage and site inventory.
- Approve or recommend alternative materials where technically appropriate.
Site Safety & Compliance
- Ensure proper implementation of construction safety policies at all project sites.
- Ensure engineers, workers and contractors use appropriate PPE.
- Monitor site safety practices and identify potential hazards.
- Ensure compliance with applicable building regulations, safety requirements and company policies.
- Take immediate corrective action in case of serious safety violations.
Project Monitoring & Reporting
- Conduct regular visits to all project sites.
- Review daily, weekly and monthly project progress reports.
- Monitor project milestones and critical activities.
- Submit regular project status reports to the Management.
- Highlight delays, risks, technical issues and additional resource requirements to Management.
Team Leadership & Performance Management
- Lead and manage the Engineering and Construction team.
- Define responsibilities and reporting lines for Project Engineers and Site Engineers.
- Conduct regular coordination meetings with engineering personnel.
- Evaluate the performance of engineering staff.
- Identify training and development requirements for technical employees.
- Maintain discipline, accountability and professional standards within the Engineering Department.
Drawing, Design & Approval Coordination
- Review architectural, structural and MEP drawings before execution.
- Coordinate design changes with consultants and Management.
- Ensure construction teams are working with the latest approved drawings.
- Identify design conflicts and coordinate necessary revisions.
- Maintain proper technical documentation and drawing records.
Handover & Defect Management
- Supervise project completion and pre-handover inspections.
- Ensure all snagging and defect rectification works are completed.
- Coordinate with Customer Relationship/Customer Service teams during apartment handover.
- Ensure completion documentation, as-built drawings and relevant technical records are properly maintained.
